&lt;p&gt;&lt;strong&gt;For sale by Owner&lt;/strong&gt; now has some sophisticated suppliers of packages to gain access to the key internet sites to advertise your property. &amp;nbsp;However, making this choice with the vision to save money on commissions can be a false economy.&lt;/p&gt;
&lt;p&gt;A real estate agent is driven to get you to sign with them and would sprook the downfall of doing the sale yourself especially getting the sale value of the property wrong. &amp;nbsp;However, significant research on the current listings and historial sales, will enable you to judge the value of your property and you can gain independent valuations from Property valuers.&lt;/p&gt;
&lt;p&gt;Unfortunately, I think there are a number challenges that are not considered by sellers who decide to sell their homes privately. &amp;nbsp;That there is much time and effort that needs to go into, so it can be successful and you maximise the sale price. &amp;nbsp;Some things to consider are:-&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Emotional attachment to the home - &amp;nbsp;can you handle the critical buyer?&lt;/li&gt;
&lt;li&gt;Legal knowledge of what is required by law - what do you need to tell the buyers, provide the buyer, how to seal the deal etc&lt;/li&gt;
&lt;li&gt;Negotiation skills - can you detach yourself to negotatiate in good faith and get the right outcome - laws around contracts and acceptance of offers?&lt;/li&gt;
&lt;li&gt;Marketing and sales skills - how to create the right environment to ensure you get the most when you first list the home?&lt;/li&gt;
&lt;li&gt;Sales Pitch - How to effectively sell your home and point out the strengths and turn weaknesses into strengths?&lt;/li&gt;
&lt;li&gt;Home Opens - to be successful you need to do home opens every week.&lt;/li&gt;
&lt;li&gt;Personality - for the home opens have you the right personality to meet and greet a range of different people&lt;/li&gt;
&lt;li&gt;Captrue the right buyer - being able to spot a buyer and work them to get an offer on the table?&lt;/li&gt;
&lt;li&gt;Presentation- have you got the right property style and home makeover to unlock any hidden sales value&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;The list goes on. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are books out there that help you with many of these topics but of course they need to be up to date to ensure they capture all the latest legal requirements.&lt;/p&gt;
&lt;p&gt;So once you have decided that you can meet the basics and can do the sale, are you sure the $20,000 you are saving in Commission is not lost through poor property presentation?&lt;/p&gt;
&lt;p&gt;You don't have any experts helping or guiding you at this stage when you sell privately. &amp;nbsp;The companies that provide you with the &quot;for sale by owner&quot; packages have some general presale makeover and styling tips, but they don't provide the expert and independent advice you need to successfully prepare your home for sale - make sure you maximise your sale price&lt;/p&gt;
&lt;p&gt;You don't want to go to all this trouble and sell your home yourself just to find out that you lost value due to poor property presentation.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;REMEMBER&lt;/strong&gt; your style is &lt;strong&gt;not&lt;/strong&gt; the &lt;strong&gt;buyer&lt;/strong&gt; &lt;strong&gt;style&lt;/strong&gt; and that you &lt;strong&gt;NEED&lt;/strong&gt; to style to &lt;strong&gt;suit the widest range&lt;/strong&gt; of buyers. &amp;nbsp;&lt;/p&gt;

			    <description>&lt;p&gt;Channel 7's Sunrise program had a short story on the Property Hot Spots around Australia. &amp;nbsp;Relating this information directly to Perth they identified 3 key suburbs as Growth Hot Spots for 2012 &lt;strong&gt;Fremantle, Como and Halls Head&lt;/strong&gt;. &amp;nbsp;In the North West &lt;strong&gt;Port Hedland&lt;/strong&gt;. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Essentially these are growth suburbs that have been identified by the industry expects with increasing demands by buyers. &amp;nbsp;This may not mean the suburb has a positive growth statistic. &amp;nbsp;The surburb may currently have a negative growth statistic with the possibility of reducing the negative growth towards 0 and eventually to positive.&lt;/p&gt;
&lt;p&gt;However, I believe this presents a &lt;strong&gt;great opportunity&lt;/strong&gt; for sellers to maximise the sale value of their home through smart and effecrtive home makeover and property styling solutions to take advantage of their suburb being a Property Hot Spot. &amp;nbsp;&lt;/p&gt;

			    <description>&lt;p&gt;&lt;strong&gt;Perth&amp;rsquo;s sellers are underselling their homes, losing valuable money and staying on the market much longer than they need to.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The art of styling a home for sale has been widely accepted as part of the process of selling a home in the UK, USA, New Zealand.&amp;nbsp; However, in Australia it is still a new concept.&lt;/p&gt;
&lt;p&gt;Investing in property presentation and a mini-makeovers to spruce up a home ready for sale can double a sellers chance of getting their home sold FAST and achieving TOP dollar.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We believes that sellers have become too complacent in their home preparations for sale and are losing valuable money because they are not investing in preparing and styling their homes for sale successfully.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Over 70% of Perth sellers need to discount their listing price by up to 7.6% to get their homes sold (REIWA statistics as at Oct 2011).&amp;nbsp; As an example of what this means in real dollars for sellers we will use the Perth Median house price of&amp;nbsp; $453,000.&amp;nbsp; This shows that a seller would lose up to $33,975 on the sale price and would take on average 85 days to get that sale (REIWA average selling time).&amp;nbsp; This doesn&amp;rsquo;t take into account the holding costs by the seller, commissions, cost of advertising etc.&lt;/p&gt;
&lt;p&gt;Yet home seller seems to be OK with walking away from $33,975 or more!&amp;nbsp; &amp;ldquo;I know I would not want to walk away from that kind of money if I can invest a little to gain it back&amp;rdquo;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I believe there are a number of bad habits forming and they are contributing factors to the what I consider the &amp;ldquo;discounting habit&amp;rdquo; of the Perth real estate market.&amp;nbsp; These are:-.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Unrealistic expectations&lt;/strong&gt; by &lt;strong&gt;home owners&lt;/strong&gt; on the value of their property.&lt;/li&gt;
&lt;li&gt;A &lt;strong&gt;mythical&lt;/strong&gt; need by sellers to &lt;strong&gt;over-inflate&lt;/strong&gt; the listing price just in case the buyer wants to &lt;strong&gt;discount&lt;/strong&gt; the price.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Over-valuing&lt;/strong&gt; of properties by some agents to win listings.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Perth sellers need to get real with selling their homes. &amp;nbsp;The statistics also show upside with around 30% of sellers achieving their listing price or above.&lt;/p&gt;
&lt;p&gt;If sellers want to be in the flipside of the statistics they need to create a highly competitive buyer market for their property.&amp;nbsp; This is achieved by ensuring their property is &lt;strong&gt;Priced Right, Presented Right&lt;/strong&gt; and &lt;strong&gt;Marketed Right&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This will attract more buyers, gain multiple offers and increase the seller bargaining power which will lead to a higher sale price and quicker sale.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Sellers have less than 30 seconds to impress a buyer when they walk in the door.&amp;nbsp; Buyers are buying a dream and they buy on emotion&lt;/p&gt;
&lt;p&gt;Styling for sale is about removing the need for buyers to do any work to the property and enabling them to visualise themselves in the home, while keeping the costs low.&lt;/p&gt;
&lt;p&gt;In today&amp;rsquo;s market sellers need to focus on unlocking the potential value of their property, maximising that value and stand out from the competition to attract as many offers as possible.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Home Staging or Property Styling has been perceived as a service only for the high end property market, as it is expensive.&amp;nbsp; This is not true and is suitable for all property types, in any location and any price.&amp;nbsp;&lt;/p&gt;

			    <description>&lt;p&gt;Another success story for our client with a recent sale of a mini-makeover of a Booragoon Property. The client had a limited budget and the property had many challenges and unfortuantely would require renovations to bring it to a higher listing price. &amp;nbsp;Unfortunately, the property was over-priced when listed in the market by the agent. &amp;nbsp;We are unsure why the agent decided to do this and this delayed the ability for the client to sell the home fast. &amp;nbsp;The property sold close to the original appraisal price that was indicated by the agent. &amp;nbsp;The presale home makeover and home staging advice provided to the client was aimed at maximising the original appraisal price based on the cllient's budget. &amp;nbsp;Our cllient is 80 years old and is moving to a new retirement home.&lt;/p&gt;
&lt;p&gt;This is a good example of where the agents can have a level of self interest or completely mis-guide home owners. &amp;nbsp;The property was originally appraised in a range of $750,000 - $770,000. &amp;nbsp;The property was dated with original bathrooms from the late 1970's and had many other draw backs that means it would be an entry level proeprty to the area. &amp;nbsp;The agent listed the proeprty at $825,000 and the property sold 90 days later for $738,000. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Spruce Ups has no control over the listing prices as it is an agreement between the owner and the agent, however we do believe and expressed our concerns to our client when this occurred. &amp;nbsp;This is why we recommned that sellers do not sign for more than 6 weeks, so that you have the ability to opt out if the agent is not performing and not being professional in the market.&lt;/p&gt;
&lt;p&gt;We believe there was self interest serving in this case and the client is ultimately the loser in this scenario. &amp;nbsp;&lt;/p&gt;</description>

&lt;p&gt;Another blow to home owners or those wishing to enter the market!&lt;/p&gt;
&lt;p&gt;It would seem that not many financial and economic analysts agree with the Reserve Bank's move to increase interest rates.  I think we may have forgotten that when the RBA was reducing interested rates during the GFC, the banks were not passing on those reductions and therefore the differential between the banks market rate and the cash rate has significantly increased.&lt;/p&gt;
&lt;p&gt;How can the government allow the banks to have nearly a 3% differential on the RBA cash rate?  My understanding is that past history has shown an average differential of around 1.75%-2.00%.   That 1% increase over the average differential is a significant increase in mortgage payments and total interest on the average sized mortgage.&lt;/p&gt;
&lt;p&gt;We have ever increasing prices across food, electricity, gas, water rates, council rates, etc putting extra pressure on our purses/wallets!&lt;/p&gt;
&lt;p&gt;Are we better off today!&lt;/p&gt;
&lt;p&gt;The positive to this market is that it is a BUYER's market and therefore great time to snap up a bargain.  The lower purchase price will far outweigh the higher interest rates in the long term and therefore consumers need to look long term not short term.&lt;/p&gt;
&lt;p&gt;The flipside is that sellers may not realise the high expectations on property values that were once there.  However, you get to sell in this market then you get to buy a bargain and in some cases you can upsize or move to a better suburb cheaper than you could 18months to 2 years ago.&lt;/p&gt;
&lt;p&gt;There are always positives - just got to see them, it is just not all doom and gloom.&lt;/p&gt;
&lt;p&gt;Perth sellers need to do more when deciding to sell their properties, it is not a matter of a spring clean and a tidy up, more effort needs to be put into key areas to maximise the appeal of the property.&lt;/p&gt;</description>

I see properties that look nice, but the photos are not capturing the features of the room, over exposing areas that don't attract buyers, overuse of the wide angle lens, too much ceiling exposed the list goes on. Today, the first impression a buyer will have of your property is through the Internet, so you must get it right. Do you pay for the advertising? If &lt;strong&gt;YES&lt;/strong&gt;, then sellers need to take a keen interest in what you are paying for and become actively involved in the photos of their home with the photographer and agent. &lt;em&gt;If you paid for a family portrait with a professional photographer, would you just let the photographer or someone else select the photos for you? NO! You are personally invested in the selection of those photos. &lt;/em&gt; So my question is.... Why are sellers not involved in their real estate photography? Sellers are either unaware they can be involved, or are too scared as they may offend the agent or the photographer. They are working for you. You must be involved to ensure you are satisfied with each step of your sales campaign. NOW it is different if you are not paying for photography or advertising, then you are most likely going to get a &quot;happy snap&quot; of your home, that will be OK Here is a great analogy for sellers to consider - Selling the Car.......... &lt;em&gt; We prepare the car for sale by washing, vacuuming, polishing, servicing and putting a nice smelly in the car. Therefore I needed to work my magic with their Presale Investment Budget to ensure they spent it wisely and maximised their return. The clients completed the work themselves and followed my recommendations and styling tips to use their existing furniture to maximise the style nad presentation of their property. The week before home open, I returned and helped them do the final styling tips, provided cushions and other accessories as required, to ensure their photos for the web were pefect and they knew what was needed to style it for each home open. Not all properties are show homes, but you can achieve so much with your own furniture and by adding little bits here and there. It worked they sold in 4 weeks - that is such a great success in this market. They saved their consultation fee in many ways through my cost effective recommendations. 			    <description>Bathroom Renovations can be a challenge for any person and should not be taken lightly nor should you feel that you should accept a standard design in your bathroom.  You can get a designer style bathroom - you just have to think outside the box.

Having successfully renovated many bathrooms over the years I know the tricks to get the right style and design.  But I was once lost in the maize that is bathroom design and renovation companies.  I remember walking into the bathroom company showroon to look at their display and I just stood there at the front door and was hit by white, white, white and white...... then a splash of blue every now and then.

I wandered through and just thought this is just not going to work for me.  Then I turned my attention to the vanity cupboard.  Well I was again hit with white, white, white and then dark colour.  So headed to that to see why that was different.  Same style as the rest just different colour I realised.  

Then the consultant came over and I started to ask a few questions about renovations and what they had besides what I could see, could I get a vanity designed and my questions went on.  I found that most of the answers she gave me were no, no and no.

I then reaslied that this wasn't going to work for me I didn't want the same design they had just sold to the last person that walked out the door.  I call it the &quot;cookie cutter&quot; design.  They have set designs that they sell as it is easier for them.  It is no cheaper or no more expensive when renovating a bathroom, as bathroom renovations are expensive.

So I was on a mission to create my own designer bathroom without the designer price tag.   

I just love bathrooms, as they are a place of peace.  When you are standing their with the hot water running over your shoulders and you look around and you just feel hot water and peace.

I recently help my friend with some key features and design of her bathroom renovation.  It has now been completed and looks fantastic and they are very happy little vegemites with their new bathroom.

In a nutshell this is what we did.......working with the size of the bathroom we shifted the shower to the end wall so that it ran the full length of the short side of the room, giving more space and enabling one piece of framelass glass to be used as the shower screen.  

Where the shower use to be the toilet was placed and a practical vanity was designed and installed (design was taken from my original design through this company).  On the wall above the vanity a large mirrored  cupboard.  

The tiles were just amazing large 600 x 300 porcelain tiles that were a matt finish and the colour was just off white and looked as though red wine had been flick on them.  The feature tile is this beautiful dark brown raised flower swirled over the tile that has a metallic finish and when the light catches it at different angles it changes to reflect a range of colours.  It is a real eye catching feature and sits off centre in the shower, so that it is the first thing that catches your eye as you enter the bathroom.

&lt;strong&gt;Some Tips and Tricks of Bathroom Renos - thinking outside the box&lt;/strong&gt;

&lt;li&gt;Large windows in bathrooms - there is no need for them and they take up valuable wall space.  Make them smaller to give you more privacy and space to hang things.&lt;/li&gt;.
&lt;li&gt;Get your vanity made with 90% draws of different shapes and sizes - then you don't have to bend down to get that hairspray at the back of the cupboard.&lt;/li&gt;
&lt;li&gt;If possible use the same floor and wall tile,it will make the small room look bigger.&lt;/li&gt;
&lt;li&gt;Some colours can date easily so it is with caution that bright colours be used - if you want colour use, feature tiles and accessories&lt;/li&gt;.
&lt;li&gt;Good bathroom renovations add value to your home.&lt;/li&gt;
&lt;li&gt;Last by not least - think outside the box!&lt;/li&gt;

Having successfully renovated many bathrooms over the years I know the tricks to get the right style and design.  But I was once lost in the maize that is bathroom design and renovation companies.  I remember walking into the bathroom company showroon to look at their display and I just stood there at the front door and was hit by white, white, white and white...... then a splash of blue every now and then.

I wandered through and just thought this is just not going to work for me.  Then I turned my attention to the vanity cupboard.  Well I was again hit with white, white, white and then dark colour.  So headed to that to see why that was different.  Same style as the rest just different colour I realised.  

Then the consultant came over and I started to ask a few questions about renovations and what they had besides what I could see, could I get a vanity designed and my questions went on.  I found that most of the answers she gave me were no, no and no.

I then reaslied that this wasn't going to work for me I didn't want the same design they had just sold to the last person that walked out the door.  I call it the "cookie cutter" design.  They have set designs that they sell as it is easier for them.  It is no cheaper or no more expensive when renovating a bathroom, as bathroom renovations are expensive.

So I was on a mission to create my own designer bathroom without the designer price tag.   

I just love bathrooms, as they are a place of peace.  When you are standing their with the hot water running over your shoulders and you look around and you just feel hot water and peace.

I recently help my friend with some key features and design of her bathroom renovation.  It has now been completed and looks fantastic and they are very happy little vegemites with their new bathroom.

In a nutshell this is what we did.......working with the size of the bathroom we shifted the shower to the end wall so that it ran the full length of the short side of the room, giving more space and enabling one piece of framelass glass to be used as the shower screen.  

Where the shower use to be the toilet was placed and a practical vanity was designed and installed (design was taken from my original design through this company).  On the wall above the vanity a large mirrored  cupboard.  

The tiles were just amazing large 600 x 300 porcelain tiles that were a matt finish and the colour was just off white and looked as though red wine had been flick on them.  The feature tile is this beautiful dark brown raised flower swirled over the tile that has a metallic finish and when the light catches it at different angles it changes to reflect a range of colours.  It is a real eye catching feature and sits off centre in the shower, so that it is the first thing that catches your eye as you enter the bathroom.

<strong>Some Tips and Tricks of Bathroom Renos - thinking outside the box</strong>

<li>Large windows in bathrooms - there is no need for them and they take up valuable wall space.  Make them smaller to give you more privacy and space to hang things.</li>.
<li>Get your vanity made with 90% draws of different shapes and sizes - then you don't have to bend down to get that hairspray at the back of the cupboard.</li>
<li>If possible use the same floor and wall tile,it will make the small room look bigger.</li>
<li>Some colours can date easily so it is with caution that bright colours be used - if you want colour use, feature tiles and accessories</li>.
<li>Good bathroom renovations add value to your home.</li>
<li>Last by not least - think outside the box!</li>
