With property values still on the downslide in some areas, the choice by sellers to take the "private sale" route to sell their home is a boom industry. The savings can be substantial (depending on property value) for the commissions that would normally be paid by a seller to the real estate agent.
For sale by Owner now has some sophisticated suppliers of packages to gain access to the key internet sites to advertise your property. However, making this choice with the vision to save money on commissions can be a false economy.
A real estate agent is driven to get you to sign with them and would sprook the downfall of doing the sale yourself especially getting the sale value of the property wrong. However, significant research on the current listings and historial sales, will enable you to judge the value of your property and you can gain independent valuations from Property valuers.
Unfortunately, I think there are a number challenges that are not considered by sellers who decide to sell their homes privately. That there is much time and effort that needs to go into, so it can be successful and you maximise the sale price. Some things to consider are:-
- Emotional attachment to the home - can you handle the critical buyer?
- Legal knowledge of what is required by law - what do you need to tell the buyers, provide the buyer, how to seal the deal etc
- Negotiation skills - can you detach yourself to negotatiate in good faith and get the right outcome - laws around contracts and acceptance of offers?
- Marketing and sales skills - how to create the right environment to ensure you get the most when you first list the home?
- Sales Pitch - How to effectively sell your home and point out the strengths and turn weaknesses into strengths?
- Home Opens - to be successful you need to do home opens every week.
- Personality - for the home opens have you the right personality to meet and greet a range of different people
- Captrue the right buyer - being able to spot a buyer and work them to get an offer on the table?
- Presentation- have you got the right property style and home makeover to unlock any hidden sales value
The list goes on.
There are books out there that help you with many of these topics but of course they need to be up to date to ensure they capture all the latest legal requirements.
So once you have decided that you can meet the basics and can do the sale, are you sure the $20,000 you are saving in Commission is not lost through poor property presentation?
You don't have any experts helping or guiding you at this stage when you sell privately. The companies that provide you with the "for sale by owner" packages have some general presale makeover and styling tips, but they don't provide the expert and independent advice you need to successfully prepare your home for sale - make sure you maximise your sale price
You don't want to go to all this trouble and sell your home yourself just to find out that you lost value due to poor property presentation.
REMEMBER your style is not the buyer style and that you NEED to style to suit the widest range of buyers.
