Como - Case Study - Presale Home Makeover

This property was tenanted by the owners teenage children whilst they attended university.  It was in a sought after location in Como from country residents for their children to attend private schools close by and/or University.  The children had painted the walks dark, installed heavy and cheap roman blinds and overall the property had been poorly maintained by the childern.

Initially the client had been advised to simply clean the carpet or replace with floating floor boards.  Neither were the right option for the sale of the home.

In addition, the property had other challenges with regards to the layout and the living spaces were small and therefore completed a presale home makeover and also property styling would be key to the successful sale of this proeprty.

 

Therefore we needed to lighten and brighten the whole area - but not sterilise it.  Use cost effective styling options due to the limitation of budget.  The property could not be sold vacant as it would signifiantly impact the price and take longer to sell.

The lounge is a key feature room and therefore needed the "WOW Factor" with the property styling to suit the budget and target buyers.  The furntiure enables buyers to see how things fit and visualise themselves in the room.

The client followed all our recommendations.
 
A few minor changes has enabled the buyer to see the benefit the house has to offer.  Re-styled with new blinds, colour and created a nice garden arrangement outside the dining area window.
 
We lightened the paint colour but used a warm colour and removed bright apricot toilet walls (original colour) and toned down the over-sized and heavy blinds with well styled and modern coloured blinds.
